The Building: L’Avenueis a high-end glass tower on the edge of the Golden-square-mile neighbourhood. It has a very modern look and a verydistinctive feature in that of an outward sloping façade which means that units get larger the higher they are.
The amenities are amongst the best in the city. It has a unique indoor/outdoor pool which closes its outdoor section in winter. It has a huge terrace with BBQ’s and comfortable seating, a dry and wet sauna, and urban chalet, business meeting rooms, and a 24/7 doorman. Another interesting feature is that of a Provigo grocery store built into the building which makes this part of life that much less of a chore.
The condos: Due to the glass façade, the many angles in the building and their relative small size, the units tend to be very bright. Although it is obvious that a lot of thought has been put into maximising space, anyone visiting L’Avenue will inevitably walk away with the feeling that the units have been made as small as possible. This does come withthe advantage of a lower price than neighbouring buildings on a ‘per bedroom’ basis but make no mistake, it is still an expensive building per square foot with a high standard of materials and finish.The maximising of the use of space did have a few casualties as whilst most units are well divided and conceived, a few were more difficult to fit into the available space which make it important to understand how much to pay for one type versus another.
The location: Located right on the southern edge of the area known as the Golden Square Mile, L’Avenue is one amongst several new buildings in the area increasingly referred to as ‘New Manhattan’. L’Avenue is located just across the street from Lucien L’Allier subway station from which it is possible to walk to the central station and from there to access the entire underground city including the Downtown Core, the financial district and even the fringes of the Old Port. With St Catherines street just minutes away, one does not need to limit ones self to the underground tunnels. L’Avenue is also ideally located for students attending either Concordia or McGill Universities.
