The Building: The L.O. Grothe is a historical building from the 1920s which was refurbished in the 1980s. The designation ‘historical’ means that every sale is required to be approved by the Provincial Ministry of Culture. This is a mere formality and should not put off any buyers, but it does mean that one should expect a two month delay between the original offer and the closing date. The building itself has a large lobby with a small water feature, a concierge, and an elevator. There is a large parking area (excavated during construction) and a rooftop terrace with amazing views of the surrounding area.
The condos: The units are quite large and can often accommodate a couple of bedrooms. There are also a few three-bedroom units which are quite rare in the city. Most units are open plan but with many windows which allows for all sorts of layouts for those who are more creative. Typically, units will be at least 700 square feet and many are over 1000 square feet.
The location: The L.O. Grothe overlooks the Place des Arts so for those on the South side of the building, there will be music during the summer time. Its main address is 2004 St Laurent which puts it right on Montreal’s main social district. St Laurent Boulevard has been let go over the previous few decades but these past few years have seen a lot of activity as it is the last area in the Downtown core where it is possible to purchase land for new buildings.
